WHAT IS A FINAL INSPECTION?

~ A pre-settlement inspection is done within the week before settlement.

~ Its aim is to make sure any special conditions have been met, and that the property is in the same state as when the contract was signed.

~ You do the pre-settlement inspection with the agent.

~ Check for significant damage, inclusions and exclusions, plumbing and electrical, cleanliness and special conditions.

HOW DOES SETTLEMENT WORK?

~ Settlement is the process for transferring property from buyer to seller at the point that funds are exchanged for the property title via the PEXA online platform.

~ It involves various legal, financial and administrative tasks.

~ A conveyancer or solicitor will perform most of these tasks on your behalf and will advise you of what is required by you as the Vendor/Purchaser.

~ Settlement generally takes between 1 and 4 months or as agreed between the buyer and seller.

WILL A BANK VALUATION BE DONE AS PART OF OUR CONTRACT?

If you are borrowing bank funds to complete your purchase then it’s likely your lender will request this to be done. In summary:

~ Independant valuations can be walk through or desktop based 

~ The timing can vary and it will be requested for either whilst the contract is subject to finance approval OR within 2 months prior to settlement if the settlement term is extended

A BUYER HAS KNOCKED ON MY DOOR WHILST MY HOME IS ADVERTISED. WHAT DO I DO?

We recommend that you ask them for their name and number so that the agent can arrange an inspection. We occasionally see that forward/inpatient people will try and push their luck by making an inspection request directly to the Vendor. To be safe and to manage your sale correctly, we suggest re-directing the enquiry via your agent.
